- If the home being inspected is currently vacant, confirm that all utilities are still on and supplied throughout the home so all plumbing, electrical, etc. can be properly inspected.
- Be present for the inspection, if possible. Inspections typically last between 2-4 hours.
This will give you the opportunity to:- Learn more about the major systems, appliances and fixtures.
- Get some maintenance ideas and tips.
- Get a preview about the items that will be outlined in the written report.
- Ask questions prior to the final report being written.
- After receiving your final report, be sure you understand all conditions identified and each of the problems have been resolved to your satisfaction before closing.
- If you have additional concerns or questions about the roof or other major system, it never hurts to have a specialist in that area to conduct an even more extensive examination and provide a quote for those repairs.
- Understand that every defect can’t always be seen during an inspection, inspectors are limited to what can be seen or touched. Walls or large furnishings can’t be moved or be seen through.
- After you purchase your home, be sure to keep up to date on your regular home maintenance. When put off, small items can turn into big problems later down the road.
